How wholesaling works

Do I need money or credit to start wholesaling?

No. Wholesaling means putting a property under contract at a price a cash buyer will pay, then assigning that contract to the buyer for a fee. You never take ownership of the house, so there is no loan, no down payment, and no credit check. The only money that moves before closing is a small earnest deposit, and we show you how to keep that refundable during your inspection period.

Do I need a real estate license?

In most states, no — you are selling your own contractual interest, not brokering a sale for someone else. A handful of states have added rules around marketing a contract you do not own, and those rules change. We cover state-by-state compliance inside the programs, and we always recommend a quick conversation with a local title company or attorney before your first closing.

Is wholesaling legal?

Yes. Assigning a purchase contract is a normal, legal part of real estate. What gets people in trouble is doing it sloppily: marketing a house as if they own it, hiding the assignment from the seller, or using contracts that do not allow assignment. Our contracts and scripts are built so you do it the transparent way.

How long until I close my first deal?

It depends on your market and how consistently you work the system. Students who make the calls and build a buyer’s list in their first two weeks typically close a first assignment within 60–90 days. Some are faster, some slower. No timeline is guaranteed.

How much can I make on a deal?

Assignment fees vary by market and by deal. First deals commonly land between $5,000 and $15,000; larger spreads happen on bigger houses and better negotiated contracts. The deal analyzer shows you exactly where your fee comes from before you make an offer. No income is guaranteed.

How much time does this take each week?

Plan on 5–10 focused hours a week at the start: pulling lists, making calls, running numbers, and building your buyer’s list. Most of our students have full-time jobs. The system is built around short, consistent blocks of work, not quitting your job.

Can I do this in a market I do not live in?

Yes. Wholesaling is done by phone, email, and title company. Many students work a cheaper or faster market than the one they live in. You will need a local boots-on-the-ground contact (a photographer, agent, or fellow investor) for property walk-throughs, and we show you how to find one.

Cash buyers and moving deals

How do I find cash buyers if I have never done a deal?

You start with public records. Every cash purchase in your county in the last twelve months is a matter of record, and those buyers are still buying. Add landlords with multiple properties, flippers listing renovated homes, hard-money lenders, and your local REIA. How many buyers do I need before my first deal?

Around 25 qualified buyers is plenty. Ten of those will be your A-list — people who have shown you proof of funds and told you exactly what they want. A good deal sent to ten real buyers will get showings within 48 hours.

What if I get a property under contract and cannot find a buyer?

That is exactly why your contract includes an inspection period: you can cancel in writing and get your deposit back. In the Mentorship Program you also get introductions to Victoria’s buyer network when you have a deal to move, and the private community shares buyers by market.

Do I need to meet buyers in person?

No. Most buyer relationships start with a phone call and a text thread. In-person meetings happen at showings and at investor meetups, which are also the fastest place to add ten buyers in one evening.

How do I know what to offer?

Every offer in our system starts with the same formula: after-repair value times 70%, minus repairs, minus your fee. That is your maximum allowable offer. The deal analyzer calculates it for you, and the offer script shows you how to present a number below asking without losing the seller.

What contracts do I need?

Two: a purchase agreement with an assignment clause and an inspection contingency, and an assignment of contract that transfers the deal to your buyer and locks in your fee. Starter versions of both are in the free kit; the full library, addenda, and JV agreement are in the programs.

Are the contracts valid in my state?

They are the working contracts we use and a strong starting point, but real estate law varies by state and county. Have a local title company or attorney review them before your first closing. We cover state-specific requirements inside the programs and can point you to investor-friendly title companies.

What is the difference between an assignment and a double close?

In an assignment, you hand your contract to the buyer and get paid your fee at closing; the buyer sees what you made. In a double close, you buy and resell the same day using transactional funding, and your fee stays private. We teach both and when each one makes sense.

Does the seller know I am assigning the contract?

Yes, and they should. Our purchase agreement says “and/or assigns” and our script tells the seller plainly that you may bring in a partner to close. Transparency protects you legally and keeps sellers from backing out at the table.

Which program is right for me?

Is this a ladder — do I have to start at the first program?

No. Each program is built for a different goal. Many students start directly in the Mentorship Program because they want a mentor on their first deal, not their fifth.

Can I upgrade later?

Yes. Within 90 days of enrolling in RE Wholesaling Mastery you can move to the Mentorship Program by paying the difference.

What is the private investor network?

A members-only community included with both programs. Post a question about a seller objection, a title issue, or a contract clause and get an answer the same day from Victoria and senior members. It is also where members share buyers by market, review each other’s deals, and post real wins.

Will Victoria personally review my deals?

Yes. In the Mentorship Program, Victoria runs every live call, every 1-on-1, and every deal review herself. There is no team of junior coaches, which is why seats are capped.

What happens on a free call?

How much do the programs cost?

Pricing is a one-time payment per program and is shared on your free call so we can recommend the right program for your goals rather than the most expensive one.

Are program purchases refundable?

No. All purchases are final and non-refundable, because the materials are the confidential contracts, models, and playbooks from our own business and access is immediate. That is exactly why we start with a free call and only enroll people we believe we can help.
