See how it works
Wholesaling in 90 seconds — understand the business model.
You find a motivated seller, lock the property under contract, and assign that contract to a cash buyer for a fee. You never own the house, so you never need a loan.
- Find a seller who needs to sell, not just wants to
- Analyze the numbers in minutes with the deal analyzer
- Contract the property on negotiated terms, including any earnest money
- Assign it to a cash buyer from your list
- Collect your assignment fee at closing

How the money moves
The title company handles the funds. Your market, deal and fee will differ.
What’s inside the free kit
Four tools that take you from zero to your first assignment.
Everything in the kit is pulled straight from our investors’ active wholesaling business — the same documents we use to close deals this week.
Deal Analyzer Spreadsheet
The exact Excel model we run on every property — ARV, repair estimate, MAO, and assignment fee, all auto-calculated.
Contract & Assignment Templates
Plug-and-play purchase and assignment contracts used on real closings, with the clauses that protect you.
Seller Script & Objection Handlers
The phone and door-knock scripts that get motivated sellers to say yes — plus answers to the five most common objections.
Buyer’s List Builder Checklist
A step-by-step system for building a list of cash buyers so you can assign your first deal in days, not months.
The path
Six steps from zero to your first assignment fee.
The same path every student follows — from their first motivated seller to a closed deal.
Learn the system
Self-paced video curriculum takes you from zero through the full wholesale cycle — sourcing, analyzing, contracting, assigning, closing.
Use the real tools
Run the deal analyzer, plug in the contract templates, and follow the seller scripts our investors use every week.
Find motivated sellers
Apply the marketing and lead-generation playbook to get sellers on the phone and handle the five most common objections.
Lock the contract
Control the property with a purchase contract — understand your obligations, deposits and deadlines — and protect your position.
Assign to a cash buyer
Build your buyer’s list, market the deal, and assign the contract using the assignment agreement.
Collect your fee
Close at the title company and collect your assignment fee. Timelines depend on your market and how consistently you work the plan.
The materials
Four things nobody else hands you.
Every program is built around a working library from our own business — not a video course. Here is what is inside.
How to find a buyer
Where cash buyers are in your market, the qualification script, the intake sheet, and the deal-blast templates that move an assignment in 72 hours.
How to write up an offer
Comps to ARV, the repair cheat sheet, the MAO formula, and the presentation script for “that is too low.”
Copies of our contracts
The assignable purchase agreement, assignment of contract, addenda, and JV agreement we use on real closings, with fill-in guides.
Marketing strategies
Driving for dollars, direct mail templates, call and text scripts, paid-ad blueprints, and the CRM follow-up cadence.
How to find buyers
A buyer’s list is not a spreadsheet. It is a system.
Most beginners lock up a deal and then panic looking for someone to sell it to. We flip that: you build a small, vetted list of active cash buyers first, so every contract you sign already has a home.
- 01
Pull the people who already bought
Public records show every cash purchase in your county in the last 12 months. We show you how to pull that list for free and turn it into names, phone numbers, and buy-boxes.
- 02
Work the rooms buyers are already in
Local REIA meetings, landlord groups, hard-money lenders, and the agents who list flips. Five sources, a script for each, and what to say so you sound like a dealmaker, not a beginner.
- 03
Qualify them in five questions
Price range, area, rehab appetite, proof of funds, and how fast they can close. Buyers who pass go on the A-list. Everyone else gets a follow-up cadence.
- 04
Blast, book, assign
When a deal is under contract, your A-list gets the deal sheet first. Showings in 48 hours, assignment signed in 72. That is the whole playbook.
Seven buyer sources, ranked by how fast they answer
- County cash-sale records — the highest-quality list, and it is free
- Landlords with 3+ doors — they buy every month and rarely retrade
- Flippers listing renovated homes — call the agent, ask who they buy for
- Hard-money and private lenders — they know every active buyer in town
- Local REIA and Facebook groups — post the deal, not the pitch
- Property managers — their clients are looking for the next rental
- Other wholesalers — JV on their list until yours is built
Private network
You will never Google a deal question again.
Every student gets a seat in our private investor network: a members-only community where the answer to “what do I do now?” comes from people who closed a deal this month, not a forum thread from 2019.
Ask anything, get an answer in hours
Stuck on a seller objection, a title issue, or a contract clause? Post it. Victoria and senior members answer inside the same day, usually faster.
Deal review threads
Drop your numbers, photos, and comps. The group tells you if it is a deal before you make the offer, and how to structure it if it is.
Buyer and JV connections
Members share buyers by market and JV on deals across state lines. Your first buyer can come from someone else’s list.
Wins, swipe files, and live calls
See real assignment fees, the exact messages that got them, and join the live group calls where deals get built in real time.
Discover how to find buyers
See exactly how a first-time wholesaler builds a buyer’s list in 14 days.
No theory. This is the day-by-day path our students follow before they ever sign a contract, so the first deal already has three buyers waiting.
Days 1–3: Discover who is buying
Pull cash sales from public records, skip-trace the LLCs, and learn to read a buyer’s buy-box from what they already own.
Days 4–10: Make the calls
The buyer script, the voicemail that gets callbacks, and the intake sheet that turns a two-minute call into a qualified profile.
Days 11–14: Organize and activate
Tag your A, B, and C buyers, load the CRM, and send your first practice deal sheet so the list is warm before you need it.

Wholesale in any state, with the rules handled
Our mentorship is 100% online. Every state has its own wholesaling rules, so we break them down state by state before you sign a contract.

About us
We close deals the way we teach them.
Real Estate Mastery Pro is led by Victoria, a wholesaling specialist who built her business from scratch — no savings, no credit line, no investors. Just a repeatable system for finding motivated sellers, locking up contracts, and assigning them for a fee.
She personally leads the Mentorship Program and the RE Wholesaling Mastery curriculum, bringing her own active deals into the room for live review.
“We don’t teach theory. Everything in these programs comes from deals we’re closing right now.”
— Victoria

Latest wholesaling guides
Free, practical guides on finding sellers, running the numbers, and closing your first deal in any US market.
- Colorado Foreclosure Process: Public Trustee Steps, Timeline, and Investor RulesThe Colorado foreclosure process is nonjudicial for most home loans: the public trustee records a notice of election and demand, a court holds a short Rule 120 hearing, and the sale happens 110 to 125 days later. Here is each step, the recent law changes, and the equity purchaser rules investors must follow.
- Deficiency Judgment: What Investors Need to Know After Foreclosure or Short SaleA deficiency judgment is a court order making a borrower personally liable for the part of a mortgage debt that a foreclosure sale, or a lender-approved short sale, failed to pay off. Whether a lender can get one depends on the state, the loan, and the foreclosure method.
- Cash Out Refinance on an Investment Property: Rules, Costs, and a BRRRR ExampleA cash out refinance on an investment property replaces the rental’s mortgage with a larger loan and pays you the difference. Fannie Mae caps the new loan at 75% of value for one-unit rentals and 70% for two to four units.
Questions
Everything you want to know before you download.
Do I need money or credit to start wholesaling?
No. Wholesaling means controlling a property under contract, then assigning that contract to a cash buyer for a fee. You never take ownership, so no loan, cash, or credit check is required.
Do I need a real estate license?
In most states, no — you are selling your equitable interest in a contract, not brokering a sale for someone else. A few states, including Pennsylvania and Oklahoma, do require a license, and several others require written disclosures or registration. Check your state guide before your first deal; we cover compliance inside the programs.
How long until I close my first deal?
It depends on your market, your time and your consistency. Some students close a first deal within a few months, others take longer, and some never close one. We focus on the weekly activity that leads to a first deal, but no one can promise results.
Which program is right for me?
It comes down to your goal, not your experience level. Want the tools to run at your own pace? RE Wholesaling Mastery. Want a mentor reviewing your deals every week? The Mentorship Program.
What’s the difference between the free kit and the paid programs?
The free kit gives you starter templates and tools. The programs add the full curriculum, live coaching, deal review, and access to our buyer network.
Are program purchases refundable?
No — all purchases are final and non-refundable given the confidential, high-value nature of the materials. That is why we start with a free call.
Results disclaimer: Real estate wholesaling involves risk, and results vary with your market, effort and experience. We do not guarantee that you will close a deal or earn any amount of money. See our terms.
