BRRRR calculator
Buy, rehab, rent, refinance, repeat. See how much cash stays in the deal after the refinance, what the rental cash flows, and your cash-on-cash return.
BRRRR numbers
Vacancy, repairs and management are a percentage of rent. Many lenders require you to own the property for several months before a cash-out refinance; check with yours.
An estimate only. Appraisals, rates and rents can differ from your plan.
How the BRRRR calculator works
Cash left in deal = total invested − (ARV × refinance LTV − refinance costs)
Monthly cash flow = rent − expenses − new loan payment
Cash-on-cash = annual cash flow ÷ cash left in deal
The goal of BRRRR is to pull most or all of your money back out at the refinance so you can repeat the process. Two numbers decide whether that works: an ARV high enough to support the new loan, and rent high enough to cover the new payment.
Where BRRRR deals come from
BRRRR investors buy the same distressed properties wholesalers find: houses from motivated sellers, probate and pre-foreclosure. Landlords who BRRRR are some of the most active buyers on a wholesaler's list.
Frequently asked questions
What does BRRRR stand for?
Buy, rehab, rent, refinance, repeat.
What refinance loan-to-value should I assume?
Investor cash-out refinances commonly lend 70% to 75% of the appraised value. Confirm the current limit and any seasoning period with a lender before you buy.
What if I cannot get all my cash back out?
The deal can still be a good rental. Use the cash-on-cash calculator to judge it as a standard purchase, or look at seller financing to reduce the cash you need up front.
