How to Wholesale Real Estate in Antioch, CA
Antioch sits on the San Joaquin River at the eastern end of Contra Costa County, where Bay Area commuters find houses for far less than in Walnut Creek or Oakland. Older river-town homes near downtown and large tract subdivisions to the south give wholesalers two very different kinds of deals.
The short answer

The market
Why investors wholesale in Antioch
Antioch is one of the lower-priced cities in the East Bay, so it pulls in first-time buyers and landlords who cannot afford the inner Bay Area. Homes sold in about three weeks on average in summer 2026, which gives a wholesaler a quick exit on well-priced contracts. Much of the stock north of Highway 4 is 50 years old or more, and the big 1990s and 2000s subdivisions are now reaching roof, HVAC and flooring replacement age.
Rivertown and downtown
Small older homes and a few duplexes near the waterfront; the lowest entry prices in the city attract rehabbers and buy-and-hold owners.
North of Highway 4
1960s and 1970s single-story ranches on standard lots; cosmetic flips with new kitchens, paint and flooring are the usual play.
Southeast Antioch along Lone Tree Way
1990s and 2000s two-story tract homes that resell to commuter families; dated interiors create margin for flippers.
Deer Valley and the southern hills
Newer and larger homes at the top of the local price range; fewer distressed deals, but bigger spreads when one appears.
Central Antioch near Somersville Road
1970s and 1980s subdivisions with mixed owner-occupants and rentals; landlords compete here for three- and four-bedroom houses.
Deal flow
Finding motivated sellers in Antioch
- Tax-defaulted parcels. The Contra Costa County Treasurer-Tax Collector publishes its list of tax-defaulted properties in the Contra Costa Times and later sells parcels subject to the power of sale at an annual public auction. Owners on the published list still have time to sell before a sale date.
- Probate estates. Contra Costa Superior Court’s probate department handles wills, trusts and estates. Long-held Rivertown and north-side houses frequently pass to heirs who live out of the area.
- Recorded defaults. Notices of default and trustee sale notices are recorded with the Contra Costa County Clerk-Recorder in Martinez. Search them by document type each week and reach Antioch owners early.
- Housing code complaints. Antioch’s Code Enforcement Division, part of Community Development, investigates housing, building, electrical and plumbing code violations. An owner facing a list of required repairs may prefer a fast as-is sale.
- Tired landlords. Unlawful detainer filings in Contra Costa Superior Court show owners of rentals who are dealing with problem tenancies.

Finding cash buyers in Antioch
Pull recent all-cash grant deeds for Antioch from the Clerk-Recorder document search or a data service and sort for LLCs, trusts and names that appear on several purchases. East Bay flippers based in Concord, Pittsburg and Brentwood work Antioch regularly, and landlords from higher-priced parts of the Bay Area buy here for rent-to-price ratios they cannot get closer in. Title officers and hard-money lenders in eastern Contra Costa County can tell you who is closing cash deals.
Antioch tip
Check the rent stabilization rules before you pitch a duplex
Antioch’s Rent Stabilization Ordinance, in effect since November 2022, caps yearly rent increases on covered units such as duplexes and apartments, while single-family homes are exempt. Tell a buy-and-hold buyer which category a property falls into, because it changes how fast rents can be raised after a purchase.

FAQ
Wholesaling in Antioch: common questions
Is wholesaling legal in Antioch?
Yes. Antioch deals follow California law: you may assign a purchase contract you signed as the buyer, but marketing the property itself or negotiating for a seller for a fee without a DRE license is unlicensed brokerage. The California wholesaling guide covers the details.
Do I need to live in Antioch to wholesale there?
No. Many Antioch wholesalers work from elsewhere in the Bay Area. A title company can handle escrow with remote signing, but have someone local walk each house before your contingency period ends.
How much do houses cost in Antioch?
Redfin reported a median sale price of about $595,000 for the three months ending August 2026, up 2.6% from a year earlier. Rivertown and the north side sell below that figure, and Deer Valley homes sell above it.
Does Antioch have rent control?
Antioch has a Rent Stabilization Ordinance that limits annual rent increases on covered multifamily units and duplexes. Single-family homes are exempt from the rent cap, so check the unit type before a landlord buyer runs the numbers.
